Contents & Cleanout

A lifetime of belongings is rarely a logistics problem alone. We work through the home methodically — keepsakes first, then items of resale value, then donations, then removal — so nothing meaningful is lost in the rush to empty a house. Families receive photographs of rooms and notable items before anything is moved, which is often the difference between a smooth process and a difficult family conversation.

Property Care

Between the day the home empties and the day it changes hands, someone has to keep the grass down, the utilities managed, and an eye on the roof and pipes. That is one of the quietest costs of an estate property and one of the easiest to hand off. We provide recurring care on a schedule so the property never announces to the neighborhood that no one is watching it.

A vacant house in Texas does not stay presentable on its own.

  • Exterior tidy-up: gutters, walkways, debris, and storm cleanup
  • Interior and exterior deep cleaning, including carpets and windows

Repairs & Renovations

From deferred maintenance and minor repairs to painting, flooring, roofing and larger renovations, we coordinate and manage the work needed to prepare the property for what's next. We source and schedule approved contractors and trades, meet them at the property, verify work against the written scope, and confirm any change with you before it is authorized.

Market-Ready Preparation

Buyers form an opinion in the first ninety seconds. We focus effort where it visibly matters — light, cleanliness, paint, curb appeal, and the smell of a home that has been cared for — and we tell you honestly when a project will cost more than it is likely to contribute. We work comfortably alongside the family's real estate agent, or we can introduce licensed professionals if one has not been chosen.

The house should show as well as it possibly can, without wasted spending.

  • Interior painting in neutral, buyer-friendly finishes
  • Lighting, hardware, and plumbing fixture updates
  • Curb appeal: landscaping refresh, mulch, pressure washing, front door refinishing
  • Move-in-ready deep clean, including cabinets, ovens, and grout
  • Light staging and de-personalization for photography
  • Photo-ready final detailing and pre-listing walkthrough
  • Coordination with the family's listing agent on timing and access
  • Post-inspection repair coordination once the home is under contract

Scope & Pricing

Nothing Starts Without a Written Scope.

Every service above is quoted as a defined phase with a cost range, a start point, and an end point. Conditions inside estate homes are frequently worse than they appear from the driveway — if something we find changes the scope, we document it, price it, and wait for your written approval before proceeding.

Estate Exit Services coordinates property work and performs general non-licensed labor directly. Trade work requiring licensure — electrical, plumbing, HVAC, roofing, structural, and remediation — is performed by appropriately licensed and insured contractors. We do not provide legal, tax, or appraisal advice. Real estate brokerage services, when applicable, are provided separately by appropriately licensed professionals under separate agreements.
