Our Mission
One Trusted Point of Contact.
After a parent or spouse dies, the property is usually the largest and least convenient asset left behind. It is full of belongings, often decades behind on maintenance, and frequently hundreds of miles from the people responsible for it. The family is already navigating a funeral, an attorney, a bank, and each other.
What they are handed instead is a project management job nobody trained them for: find an estate sale company, find a junk removal service, find a cleaner, find a lawn crew, find a handyman, find a painter, find a contractor — and vet, schedule, and supervise all of them while grieving.
Our mission is to replace that list with one relationship. We assess the property honestly, put a plan in writing, coordinate every crew, and stay accountable until the house is ready for whatever the family decides comes next. One trusted point of contact for the entire estate property.
Estate and inherited homes remain our primary focus. The same coordinated approach can also support senior transitions, downsizing, trust-owned properties, and difficult property make-readies.

These are not slogans. They are the rules we use to decide what to recommend and how to behave inside someone's family home.
The family comes first, the house second
Our work is logistics, but the setting is grief. We move at the family's pace, we do not pressure decisions, and we never treat a home as merely a pile of material to be cleared.
Say it in writing
Scopes, exclusions, cost ranges, and changes are documented. If we cannot describe it clearly enough to put in writing, we are not ready to charge for it.
Recommend the honest option
Sometimes the honest answer is to spend less. We tell families when a renovation is unlikely to be worth it, even though the larger project would be better for us.
Stay in our lane
We coordinate property work. We do not practice law, prepare taxes, or appraise homes. Real estate brokerage services, when applicable, are provided separately through appropriately licensed professionals under separate agreements.

We are not a national brand with a local phone number. We work exclusively across the DFW metroplex, which is why we know which trades show up, how fast a vacant lawn gets out of hand in a Texas August, and what buyers in a given neighborhood actually notice.

- Written approval required for every change in scope or cost
- Photo updates after each completed phase
- Properties left secured between phases
- Donation receipts provided for charitable items
- Referrals to licensed legal, tax, and real estate professionals when questions exceed our role
